MHC and RCC desire to hire architects for 3 affordable buildings that represent a subsetof the entire master plan for Sunnydale HOPE SF. In the first 12 months, the architects will assist in the testing of the Design for Development Guidelines for the entire master planned development via building studies of 3 affordable buildings and potentially a fourth housing site. Additionally, the architects will also need to produce schematic drawings of the buildings which will include elevations, floor plans, unit plans, site plans and sections. The schematic designs for the buildings will be submitted to the Planning Department for the land use entitlements application, which will include the application for the PUD for the first phase of construction. The budget for a building architect in this initial work phase (12 months) cannot exceed $37,000 including reimbursable expenses due to funding restrictions. It is anticipated that the developers and the selected consultant will negotiate a final scope and budget in this range for the initial phase of work. Additional scope and budget beyond this initial 12 month phase will be contingent on the architects’ performance and will be added when the entitlements process has further advanced and additional funding is obtained by MHC and RCC. It is the intent of the developers to negotiate contracts with the architects to provide full design services and for the architects to be the architects of record for their projects. MHC and RCC have formed a Limited Liability Company (LLC) to execute consultant and other agreements for this development. The architects will contract directly with the LLC.
Local Business Enterprises (LBEs) certified by the San Francisco Human Rights Commission (HRC) are strongly encouraged to submit qualifications in response to this RFQ. Certified LBEs are eligible for a maximum of 10% Scoring Bonus (per Attachment 2, Part II, 2.01 B of the HRC documents in Exhibit C).
