    The Supply of Mechanical, Electrical and Public Health design services for the project.
    The procurement route for the construction contractor will likely be a traditional lump sum or develop and construct contract. This will be finalised in dialogue with the design team during design development.
    Tate St Ives Phase 2 is a project with two seperate but integrally linked parts. Firstly, an extension to the gallery on a site adjacent to the existing building. This will include new gallery spaces, a loading bay and art handling facilities, circulation, flexible office accomodation and additional WCs. Secondly a refurbishment of the existing building to create new spaces for learning activity and events and where possible improve our visitor facilities.
    We are in discussion with Evans & Shalev Architects, the architects of the existing building on how best we can involve them in ensuring the interventions in the existing building are consistent with the original design. The adaptions and refurbishment of the existing building may form part of the services required or may be subject to a seperate procurement.
    Tate is currently negotiating with Cornwall Council for Agreement for Lease for the site on which the Phase 2 Development will be built. This may result in certain requirements being imposed on the project team as part of the Building Agreement under the Lease – such as a requirement to execute Collateral Warranties in favour of Cornwall Council as Landlord, the need to submit design proposals at specified points for Landlord’s approval etc.

    This contract is for the provision of Mechanical, Electrical and Public Health Services for an extension to the Tate St Ives Gallery.
    The extension will be approximately 900m2 in area. The approximate construction budget for this project is 6 000 000 GBP to 7 500 000 GBP at current prices, excluding contingency. The current affordability level for the works is 6 700 000 GBP. This includes a budget for alterations to the existing building of approximately 500 000 GBP to 750 000 GBP and approximately 500 000 GBP to 750 000 GBP for external works, services and drainage. In addition approximately 300 000 GBP to 500 000 GBP is included for possible sustainability/BREEAM requirements.
