Through an interpretation of the urban zoning laws, this group of housing units located in one of the most populated areas of the city of Seville is qualified through a large public interior courtyard and is distinguished by its stepped profile towards the city.
The situation is located in the west side of the block, all of them under the same urban zoning laws. The project presents an ALTERNATIVE to the occupation raised in these laws. The project offered to concentrate the entire build ability al the edges, qualifying the inner space and using maximum and minimum heights allowed in each area to generate a new PROFILE in the surrounding environment.
The housing organization has pursued the best ORIENTATION in the room used during the daylight, as well as the design of different kind of windows depending on the room that illuminates. The courtyard has a COVERED SPACE which houses the accesses to the different flats. The transparency this creates allows views from the outside of the building to the dwelling with enough privacy for the residents.
In the courtyard appears ramps for the access to the parking in the basement level and three green areas that UNIFY all the pedestrian exits from the basement. These green areas are responsible for throwing shadows on the courtyard.
All types of housing are designed in two ORIENTATIONS. A well-defined bedroom area and an opposite area with living room and kitchen are separated by a central area with rest rooms and storage. From this layout, we emphasize the CLARITY of the independence between the two areas, which allows us to have an OUTDOOR SPACE with surface and proportions for living.
Due to the adjusted budget, the entire project is resolved with three MATERIALS, white plaster, aluminum frames and galvanized steel and soil for the outdoor areas, enhancing this image with the NATURE with which the offer is made.
