EUROPAN 14 The Productive Cities – Die produktiven Städte

Together with Michaelsplatz the project site with its high-rise building at the intersection of Schillerstrasse and Mühlenstrasse will formulate new squares instead of the existing traffic junction. The supplemented and expanded new uses in ground floor zone would enhance the quality of the neighbourhood.

Productive City
Through the restructuring of the Schillerstraße there will be the chance to combine new a mixture of dwelling, services, business and trade. Variety of space structure is proposed for new commercial use and services to the converted street environment. Additional double-hight spaces will also be provided to bring more productive activity back to the neighbourhood.

Framing public and private space
The gaps between the existing buildings along the street will be closed with building volumes in the ground floor so that the urban space and the private area will be clearly defined. Above this base buildings solitary buildings will be constructed in the same urban density as its neighborhood. In the context of restructuring the area the shape of the squares will be formatted and especially the Michaelsplatz is getting the historical meaning back.

New uses & financing
The ground floor of the high-rise building will be extended. New uses like restaurant, FabLab, etc. are converted in the new part of the building with appropriate form of spaces. The building will also be extended in vertical direction. On the roof a new story will be added with penthouses flats. As condominium it will support the project financially.


Construction and Efficiency
The new balconies will be constructed with prefabricated concrete so that the costs will be low. The parapets of the existing windows will be removed to make the balcony accessible directly from the room. An extra layer of insulation will be added to apply the energy-saving ordinance.

Flexibility through cautious interventions
The renovation of the high-rise building from 1967 also generates chance to optimize the existing typology and size of the flats. The main building structure will be kept and cleared up. The staircase and elevator stay in the former position, whereas the entrance to the flats will be changed. The walls, which are not part of the structure, could be removed easily to generate different sizes of flats. The variety of typologies generates flats from 2 to 5 rooms.
