The Lebeau Sablon is a new mixed-use development for Belgium developer IMMOBEL, which seeks to regenerate the key historical district of Le Sablon in the city. The winning practices have collaborated to redevelop a scheme that will provide 41,500 sqm of housing, retail and offices.

The design approach was to introduce five new city blocks which all sit comfortably within their urban fabric and bring architectural variety to embrace the character of the Lebeau Sablon neighbourhood. Buildings are all visible from the public realm and unified with an inner court.

The lively Sablon district is charming yet very dense with little breathing space for its current inhabitants and limited green space. In order to address the disparity of plants and bricks, a new garden court is proposed offering intimate green space and acting as an external lobby for dwellers who are able to access it from all apartments.

To mark the entrance of the Sablon neighbourhood at Place de la Justice is a new student hotel (MLA+) which is a contemporary structure with a powerful, sculptural appearance. Its’ simple yet elegant façades draw their inspiration from the original buildings that were demolished in the 1950’s. At the same time it represents its new function in a timeless and dignified way.

Korteknie Stuhlmacher Architects are responsible for the building along the curved Rue Lebeau which was once described by some as one of the most beautiful streets in the city. Their design
restores the character of the street with a distinctive elegant building with a decorative and ordered vertical façade like the original architecture before.

On the Rue du Paille new office space is proposed in the Paille building making it a modern and versatile working environment. The original building will be fully restored to its original grandeur both externally, preserving its impressive roof structure whilst restoring important interior features.

Finally, a new building is proposed to revitalise Ruysbroeck Square, making it a vibrant destination. The new building has a ground floor with generous entrance lobby for residents and an elegant cafe with a mezzanine and a sunny terrace in the square. The floors above house a variety of apartment types.

The various blocks within the scheme have their own architectural language, carefully coordinated using materials consistent with those building nearby and chosen through research of the cultural and spatial context of Sablon.

Beurteilung durch das Preisgericht

Les architectes proposent de réinterpréter la notion d’immeuble à appartements. C’est donc six projets qui sont proposés dans l’offre. Il y a d’une part le projet du socle, avec les parkings souterrains, le commerce et le jardin commun, et d’autre part cinq immeubles différents, quasi-indépendants et architecturalement traités comme tels. Cette approche apparait comme très pertinente car elle permet de trouver une échelle, un grain adapté à la parcelle puisque se comparant aux grandes institutions voisines (musées, bibliothèque royale) sans imposer une échelle inadaptée aux petites parcelles typiques du quartier.

Le socle est habilement développé, à la fois animé vers la rue et avec un parking qui n’est pas entièrement en sous-sol. Autour de la cours commune, les cinq bâtiments adoptent tous un langage architectural -très précisément dessiné- et une typologie adaptée à leur programme et leur contexte immédiat. L’ensemble se distingue par le raffinement du détail de la façade et l’utilisation des matériaux. Les lauréats ont également mis en exergue une approche durable en prévoyant de réutiliser une partie des matériaux déjà présents sur le site et de s’appuyer sur ceux-ci pour conférer une identité au projet tout en se fondant dans le contexte.
