Commissioned by housing corporation Mitros Versseput Architects designed the expansion and renovation of the former printing company Boekhoven Bosch in the centre of Utrecht. Versseput Architects managed to realise an impressive volume expansion and metamorphosis that exudes architectonic quality and does justice to the factory construction of the Delft School.

Commissioned by housing corporation Mitros Versseput Architects designed the expansion and renovation of the former printing company Boekhoven Bosch in the centre of Utrecht. Versseput Architects managed to realise an impressive volume expansion and metamorphosis that exudes architectonic quality and does justice to the factory construction of the Delft School.

Industrial heritage, first young monument on the list of the municipality of Utrecht

The building is included in the list of industrial heritage, because according to the municipality of Utrecht it is a rare example of a factory building from the Delft School. The premises is also of architectural historic interest as part of the work of architect J.F. Berghoef.
It is the last historic printing company complex of this scale from the thirties that is still located in the centre of Utrecht.
In 2006 there were demolition plans due to overdue maintenance of the building, which had been transformed into an apartment building in 1976. Residents, the neighbourhood and the municipality opposed. This ultimately led to the inclusion of the building in the municipal list of industrial heritage and thus to preservation of the complex.

The castle with battlements on the eaves, a building with two faces

The brick facade at the Breedstraat has steel windows in large arches and stone-like battlements on the eaves, to which the building owes the nickname ‘the Castle’. The original printing company had three stories with a heavy concrete frame and concrete floors.
The facades to the courtyard are totally different. Also here steel frames draw the attention, but the construction style is more business-like here and has a more industrial look, also due to the strong horizontality. The concrete stairwell functions as a hinge between the original part from the thirties and the expansion of 1951.

Transformation facade image, the revitalisation of the renovation of the seventies

The original repurposing from the early seventies was something new and meant to reverse the exodus from the centre. The renovation in that time - that led to the realisation of 33 residences - fits the zeitgeist as far as the ideal and the implementation is concerned; indoor, common areas, a courtyard and seats in the niches below the arches of the street facade.
The premises has now been adjusted to the current standards and made into a durable, future-proof building. The houses are partially enlarged, fitted with better sound insulation and provide more comfort.

Housing stock of social sector, expansion, improvement and more diversity

The bill 'living in the centre of Utrecht' stimulates the increase of the housing stock in the centre. The number of apartments has now increased from 33 to 38. In consultation with the urbanism and monuments departments and with respect for the existing building a contemporary roof structure and expansion to the ground floor have been added. The expansion on the ground floor involves a number of bay windows on the garden side. By situating the new gallery of the first floor on the bay windows a number of residences on that floor were disclosed and it was possible to add the indoor traffic area to the residences. Expansions of the residences on the second floor have been realised in the roof structure.

A new corporate identity, a tribute to the Delft School

The street facades with the detailed bricks implementations have consciously been left unchanged. The wooden windows frames under the arches and several entrances have been replaced by new designed steel frames. The metallic grey colour of the frames refer to the technical and industrial character of the Delft School. In the rear facade red brick parapets and steel fencing with glass filling have been added. On the first and second floor the original steel windows have been restored over the entire length. The concrete stairwell to the garden side remains in function as a pivot point of the building. With the additions of the steel bay windows, the gallery over the bay windows, the elongated roof structure with characteristic canopy and the round roof structure a completely new and harmonious image has been created. The new image of the facade strengthens the industrial architecture and does justice to the factory construction of the Delft School.

Indoor there have been alterations but the restauration has been sober on both the construction and the details. The stairwell in the front part at the Wijde Begijnestraat is the showpiece and a new walkway has been added so as to get a continuous connection to the indoor traffic structure of the entire second floor. -
