    Tenders are invited for the work generally includes, but is not limited to, the following: 1. work in the contract to include but not be limited to: a. architectural scope includes interior renovation and new construction to provide new patron and theater support spaces including toilet rooms, staff operations spaces, and storage, as well as spaces to accommodate upgraded infrastructure for the facility. interior renovation is planned for the existing first floor facade building including new toilet rooms to provide compliance with current plumbing code, a new niche for merchandising adjacent to the main public entry to the theater, and expansion of the open office area including the addition of a kitchenette and single-user toilet. the existing second floor toilet rooms within the theater lobby spaces will be renovated to provide additional fixtures and compliance with current accessibility guidelines. two new construction building additions are planned, including a small addition within the cedar street alley and an addition within the existing courtyard. the alley addition will be used for facility storage. the courtyard addition will include expanded spaces for staff operations, it and electrical room space, and storage along with an interior connection from the theater lobby to the new toilet rooms on the first floor, and a new mechanical room and roof top access to a new air handling unit on the second floor. new construction is typically brick veneer with load-bearing cmu back-up wall construction, with wide flange steel floor and roof framing, and an epdm roof similar to that of the existing facade building roof. existing roof surfaces over double-height lobby, existing second floor restrooms, and audience chamber will receive a new epdm roof over rigid insulation. minor architectural scope will be required for the integration of new building mechanical systems and requisite distribution. scope for theatrical systems includes a new fire curtain and associated rigging for fully functional straight lift fire curtain system, automatically activated by fire alarm system. b. mechanical, plumbing, and fire protection scope includes a new roof-mounted dedicated outdoor air system serving the lobby, concourse, and rear orchestra level. one new variable refrigerant volume system to provide heating and cooling to staff and box office areas. a variety of variable refrigerant system fan coil units will be installed in horizontal and vertical ducted and exposed configurations. an indoor ceiling-mounted dedicated outdoor air system will serve staff and box office areas. new plumbing fixtures will be provided for the new restrooms and kitchenette, as well as renovated second floor restrooms. utility work includes new sanitary, vent, water, and gas piping systems to serve new fixtures and equipment. a building automation system will be provided for schedul

Utility work includes new sanitary, vent, water, and gas piping systems to serve new fixtures and equipment. A building automation system will be provided for scheduling and setpoint control with integration to packaged controllers provided with major equipment. New fire service will be provided to serve an nfpa 13 compliant wet sprinkler system. Also included is a new attic mounted indoor air-handling unit serving the balcony and front orchestra levels, with a matched outdoor air-cooled condensing unit. The system shall include a separate roof mounted relief fan. The existing steam boiler plant and associated distribution piping will be replaced with a two-module high-efficiency condensing boiler plant with primary-secondary pumping. New flat-panel hot water radiators will be provided in back-of-house and stage areas. Demolition work includes existing attic mechanical equipment. Existing attic and under balcony ductwork will be refurbished, including cleaning and in place sealing and reinsulation. C. Electrical scope includes provision of a new upsized electrical service and power distribution system. Additionally, new lighting, power and systems will be provided to support architectural renovation and new construction areas. New power distribution will be provided to support new mechanical equipment. Selected existing and new lighting fixtures will be connected to new battery inverter systems to provide code required egress lighting. The new inverters will also provide backup power to the existing and new exit signs. A heat trace ice melt system for the new roof’s gutter and downspout system will be provided. D. Fire sprinkler scope is to provide and install a nfpa 13 wet sprinkler system utilizing a newly constructed fire main installation located at the west broadway entrance of the building. The sprinkler system shall consist of pressurized mains and branches attached to heat sensitive sprinkler head devices. This fire sprinkler service is to be located throughout the first and second floor spaces as indicated on the drawings. A new fire alarm valve, siamese connection, and water gong will be installed at the location of the new fire main service. E. Fire alarm phase 3 scope involves the addition of fire alarm devices and connection to the existing fire alarm control panel. F. Civil scope of work includes selective demolition required for receiving proposed components for civil construction. Earthwork and trenching for the installation of all improvements. Installation of subsurface conduit and trench for electric and related utilities. Installation of sanitary lift station, sanitary sewer pipe lateral and force main installation for connection of proposed facility plumbing to an existing sanitary force main located on the owners property. Installation of domestic water main service and fire service water main service for connection to existing municipal water main in the public right of way. Storm sewer piping installation and connection of existing and proposed downspouts, installation of precast catch basins and connection to municipal storm sewer system. Installation of cast in place concrete sidewalk, ramps and curbing and asphaltic concrete paving. Also included is required shoring for all tranches to suit field conditions. Site restoration including topsoil seeding and mulching of disturbed outdoor earth areas.
