MONTPARNASSE TOWER RENOVATION

Dominique Perrault proposes an architectural project turned towards the future, in line with the objectives of the COP21 and the C40. This tower demonstrates that it is possible to build high-rise buildings that are responsible, resilient, economical and fully integrated into their environment. The proposal respects the land area of the existing tower but goes beyond the question posed (which was limited to embellishing) by increasing surfaces and diversifying programs. The programmatic mix, the innovative technological devices, the «breathable skin» or the place of the vegetal make it possible to combine realism and ambition to offer comfort and well-being to the users.

Concept
The Montparnasse tower has a unique size and position in Paris. It’s a must-see building in the capital. Its silhouette marks the Parisian horizon and weaves relations of scale with other monuments, in particular with the Eiffel Tower. The Montparnasse Tower is a landmark in the city, a tourist attraction and symbol of an era. But with 1.4 million visitors per year and 6,000 people working there daily, it is also a place of work and transit. Its strategic location close to the Montparnasse train station connects it directly to the West with more than 54 million annual travelers. The shopping center and the intersection of metro lines 4, 6, 12 and 13 drain a continuous flow of Parisians and tourists. Our ambition is to assume and amplify its leading role and to offer a new experience to Parisians and visitors: living, working, visiting. The tower must become an unmissable address by the new uses. We offer a vertical city with multiple programs, to create a lively tower, at any time of the day or night.

Responsible Commitment
The aim of the project is to carry out a committed and ambitious project in terms of sustainability, with the wish to achieve the E + C- label (Positive Energy & Carbon Reduction) by building a tower able to produce more energy than its consumes. The sustainability of the project results also from the reversibility and adaptability. Thus, offices could be transformed into housing and so on, depending on the needs in the medim/long term. The conception of the building will be able to anticipate future energy regulations by affirming itself as pilot project and laboratory of positive energy experimentation and development.

Volume and structure
The new tower will be carved out of loggias of variable sizes in order to offer new vegetalized spaces.
The Vertical City will feature a dual-skin facade conceived as a breathable skin, composed of an envelope with variable porosity in glass scales fixed on steel blades. The double skin allows natural indoor ventilation, and produces energy thanks to a photovoltaic layer applied to the glazing.
The contemporary extension offers a wooden structure, lightening the building and its ecological impact. A dynamic shock absorber, a vast metal sphere in the upper portion of the edifice, will dissipate the energy of the tower’s displacement.
