SPORTMASTER AND O’STIN HEADQUARTERS

THE CONCEPTUAL IDEA FOR THE DESIGN OF THE TWO ADJACENT BUILDINGS IS TO CREATE ONE EASILY RECOGNIZABLE BRANDING SYMBOL FOR THE SPORTMASTER AND O’STIN COMPANY THAT WILL BE VISIBLE AND EASILY RECOGNIZABLE FROM BOTH MOSCOW CITY AND THE NEARBY TRAFFIC ARTERIES, THUS LITERALLY INTEGRATING THE SPORTMASTER/ O’STIN BRAND INTO THE CITY SKYLINE. THE DYNAMIC SHAPE AND EXPRESSION OF THE BUILDING ENSEMBLE WILL VISUALLY PORTRAY THE TWO COMPANIES’ INNOVATIVE AND DYNAMIC BUSINESS PHILOSOPHY AND TECHNOLOGY-SAVVY BUSINESS STRUCTURE.
THE DESIGN PROPOSES TWO BUILDINGS THAT ARE QUADRILATERAL IN PLAN. WITH EACH LEVEL, THE BUILDINGS GRADUALLY DECREASE IN FLOOR PLAN AREA, LEAN OUTWARD WHILE ORIENTING THEMSELVES TOWARDS MOSKOW CITY, TOGETHER FORMING A VERTICAL ‘V’-LIKE SHAPE, AN ABSTRACT INTERPRETATION OF THE SPORTMASTER LOGO. THE VERTICAL, DYNAMIC EXPRESSION AND ‘DIRECTION’ OF THE ‘V’-SHAPED BUILDING COMPLEX IS FURTHER ACCENTUATED BY THE POINTY TERMINATION OF THE FAÇADE AT THE TOP OF THE BUILDINGS, WHICH HERE SHIELDS THE ROOF TOP GARDENS FROM TOO MUCH WIND EXPOSURE.
THE TWO BUILDINGS ARE CONNECTED BY A TWO LEVEL ELEVATED BRIDGE THAT CAN BE ACCESSED FROM BOTH BUILDINGS ON THE SECOND, THIRD AND FOURTH LEVEL. THE BRIDGE HOUSES A TWO LEVEL INDOOR FITNESS AND RECREATION AREA AS WELL AS AN OUTDOOR FITNESS AND RECREATION AREA ON THE BRIDGE’S ROOF AND IS DESIGNED TO BE OPEN AND ACCESSIBLE TO THE GENERAL PUBLIC. THE FITNESS AND RECREATION AREAS SHALL OFFER A SMALL GYM AND MINI SOCCER AND ICE-HOCKEY FIELD, JOGGING COURSES, CLIMBING WALLS, SKATER HALF-PIPES AND PERFORMANCE SPACES. THIS WILL DRAW EVEN MORE PEOPLE TO THE BUILDING COMPLEX, REINFORCING ITS UNDERLYING FUNCTION AS A BRANDING SYMBOL.
THE BRIDGE ITSELF IS DESIGNED TO BE STRUCTURALLY SUSPENDED FROM EACH OF THE BUILDINGS BY A CRISS-CROSSING SYSTEM OF TENSION CABLES, WHICH IN TURN ARE THE SUPPORT FOR A DETAILED LED CABLE SCREEN STRUCTURE, WHICH WILL ALLOW TO LIGHT THE BUILDING BOTH DURING THE DAY AND NIGHT TIME – EITHER IN COMPANY COLORS TO REINFORCE THE ‘V’-LIKE SHAPE OF THE OVERALL BUILDING, OR BY SCREENING SPORTING/RECREATION RELATED IMAGES AND MOVIES ONTO THE LED SCREEN, BOTH OF WHICH WILL FURTHER THE COMPANY’S BRAND NAME AND ICONIC APPEARANCE AS A HEADQUARTER BUILDING IN THE CITY’S SKYLINE.
EXCEPT FOR THE SHUTTLE BUS STOP - CONVENIENTLY LOCATED UNDER THE BRIDGE AND SERVING BOTH BUILDINGS - EACH HEADQUARTER BUILDING FUNCTIONS INDEPENDENTLY ON ITS RESPECTIVE PLOT. EACH SITE INTEGRATES A PARK-LIKE LANDSCAPE WITH AN EFFICIENT TRAFFIC MANAGEMENT CONCEPT THAT ACCOMMODATES THE OUTDOOR PARKING REQUIREMENTS AS WELL AS THE ACCESS TO THE MAIN BUILDING ENTRANCES AND DROP-OFF AREAS, SHUTTLE BUS STOP, UNDERGROUND PARKING GARAGES AND BACK-OF-HOUSE SERVICE AND LOADING DOCK AREAS ON THE FIRST LEVEL. IN COMBINATION WITH THE PUBLICLY ACCESSIBLE INDOOR AND OUTDOOR SPACES IN AND ON THE BRIDGE, THE DESIGN OFFERS A VARIETY OF LEISURE FACILITIES, EFFECTIVELY INTEGRATING THE HEADQUARTER BUILDING COMPLEX INTO THE FABRIC OF THE CITY AND SURROUNDING NEIGHBORHOOD AND PROMOTING THE VALUES OF A HEALTHY LIFESTYLE ON-SITE, THUS REFLECTING THE COMPANY’S INTRINSIC VALUES.
THE SIMPLICITY OF THE EXTERIOR FORMS AND ICONIC DESIGN IS COMBINED WITH A WELL-DESIGNED INTERNAL STRUCTURE, BASED ON A THOROUGH ANALYSIS OF PROGRAMMATIC AND FUNCTIONAL REQUIREMENTS. EACH HEADQUARTER BUILDING IS ORGANIZED AROUND AN INNER STRUCTURAL CORE THAT HOUSES ALL VERTICAL CIRCULATION AS WELL AS TECHNICAL ROOMS, SANITARY ROOMS AND OFFICE KITCHEN AREAS. CLOSED AND OPEN OFFICE AREAS ARE LOCATED ON THE FLOOR PLAN PERIMETER, NOT MORE THAN 5M AWAY FROM A WINDOW, THUS OFFERING EACH EMPLOYEE THE BENEFITS OF MAXIMUM DAYLIGHT EXPOSURE. OFFICE DEPARTMENTS THAT ARE SPREAD OVER MULTIPLE LEVELS ARE COMBINED BY ATRIA, INDOOR GARDENS AND INTERNAL STAIRCASES TO HELP VISUAL AND DIRECT COMMUNICATION, YET EACH OFFICE DEPARTMENT IS ORGANIZED IN A WAY THAT CREATES OPTIMAL, FLEXIBLE AND CONTEMPORARY OFFICE SPACE AND PLANNING SOLUTIONS. EACH LEVEL INCLUDES A BALCONY WITH VIEW OVER MOSCOW CITY THAT WILL SERVE AS A HIGH-QUALITY, COMMUNICATIVE OUTDOOR SPACE FOR BUILDING OCCUPANTS AS WELL AS FACILITATE EFFICIENT SMOKING BREAKS DURING WORK HOURS.
BUILDING ENVELOPE IS DESIGNED AS A DOUBLE FAÇADE SYSTEM. THE INNER LAYER CONSISTS OF A FLOOR-TO-CEILING STANDARD GRID WINDOW SYSTEM THAT CAN BE INDIVIDUALLY OPENED AND OPERATED BY THE BUILDING OCCUPANTS, THEREFORE CONTRIBUTING TO THE INDIVIDUAL COMFORT IN THE WORK ENVIRONMENT. THE OUTER FAÇADE LAYER CONSISTS OF EXPOSED STRUCTURAL COLUMNS, THAT BOTH REINFORCE THE VERTICAL EXPRESSION OF THE BUILDINGS AND SERVE AS AN EFFECTIVE OUTER SHADING SYSTEM, PROTECTING THE OFFICE AREAS FROM BOTH SUN EXPOSURE AND GLARE. IN BETWEEN THE COLUMNS STRETCHES A MEMBRANE LAYER THAT IS BOTH STRUCTURALLY FLEXIBLE AND EFFECTIVE IN UTILIZING THE STACK EFFECT TO ITS ADVANTAGE, CREATING A DOUBLE-FAÇADE SYSTEM THAT WILL CREATE A BETTER INDOOR CLIMATE, LOWER ENERGY COSTS AND REDUCE OPERATING COSTS OVER THE LIFE-TIME OF THE BUILDING. SHADING DEVICES IN BETWEEN THE TWO FACADES WILL ENSURE EFFECTIVE CLIMATE AND DAYLIGHT CONTROL. IN ADDITION, THE BUILDING MATERIALS USED WILL HELP TO AVOID SICK BUILDING SYNDROME.

OPERATING COSTS SHALL BE FURTHER MINIMIZED BY THE USE OF RENEWABLE RESOURCES, E.G. THE UTILIZATION OF GREY- AND RAINWATER, THERMAL ENERGY AND THE REDUCTION OF HEATING AND COOLING LOADS BY WELL-DESIGNED AND SUSTAINABLE HVAC SYSTEMS.
THE CORPORATE DESIGN OF THE BUILDING REPRESENTS THE INNOVATIVE AND MODERN PHILOSOPHY OF THE SPORTMASTER AND O’STIN COMPANIES.
