Projektbeschreibung

The site of the project is one of the last diamond sites in the very center of the rapidly growing city of Shenzhen. It is located along Shen Nan Zhong Lu Dao next to the urban gateway section between Futian and Luohu, serving as a key node for stepping into Shenzhen’s modern metropolitan area.
The design of the Kaisa Financial Technology Center is a clear reference to the unique location and an obvious expression of the strength of the Kaisa Group: the combination of a diversified business generates a strong struc-ture with an impressive but elegant appearance!

Project Brief

Like a bundle of chopsticks many smaller units become very strong when unified. This picture is expressed in the main tower, which consists of a bundle of several small towers, which as a single building would be too weak. But the bundle of towers expresses a strong and reliable character
and renders a slender expression to the building at the same time. The staggered tower top show the elegant slender units, which are rising towards the sky and define an unmistakable landmark along Shen Nan Zhong Lu.

Project Innovation/Need

The single towers are subdivided by generous outdoor sky gardens, which refer to the mentioned viewpoints in the surrounding. In each cardinal direction a garden is located referring to the landscape of Hong Kong in the south, the Litchi Park in the North and the growing city in the east and west. The gardens offer the unique opportunity to enjoy the views not only from the inside, but in plain air. Every garden is just the extension of a similar interior space! The sky lobbies define representative spaces for welcoming guests, communication, resting and special events. The staggered tower top at the same time offers roof terraces for certain floors and renders additional exclusivity to the top floors, which are occupied by Kaisa.

Design Challenge

It was quite difficult to deal with the very narrow triangular eastern end of the site. A frame following the overall structural rhythm takes up an amorphous volume containing special show rooms.
Next to its strategic location it offers a unique surrounding with views to the landscape as to the steadily growing urban skyline of Shenzhen. In the east there is the wonderful Litchi Park and the CITIC Plaza visible also from the lower parts of the tower. Towards the south the future inhabitants of the Fenglong Center can see the green panorama of the Hong Kong Northern territories across the Shenzhen River. Finally there are views towards the super-high-rise area in the north-east in Lohou and around the city hall in the west.
The design proposal takes up the unique variety of interesting views and combines this multi-directional orientation with an approach to express the strength of the Kaisa Group at the same time.

Sustainability

The building uses different types of glass panels for sun shading. For example, in office areas the windows are installed with low transparent and high reflective glass panels to keep the indoor space cool in summer. In setbacks however, glass panels are middle transparent and low reflective. In the main entrance of podium, the glass panels are high transparent and low reflective so that the entrance lobby appears brighter. At the same time, 600mm wide lamellas are used for sun shading. As far as energy consumption concerned, Kaisa Financial Technology Centre can reach the requirement of Three stars of national standard and LEED Gold Prize. Since all the glass panels stretch from top to bottom, the brightness of indoor space is ensured by natural lighting. The generous and airy sky gardens are four floor high, offering comfortable lounge areas for the employees.
