Until the mid-1970s, the building site was still occupied by a large industrial area. Its removal cleared the way for a large-scale urban development. The new building of the Technical Administration Building occupies a key urban position on an axis of two public green spaces: from the main train station to the districts of Flingern and Oberbilk in an east-west direction, and the IHZ Park in a north-south direction.

Centrally located the "International Trade Center" IHZ, the new high-rise building will close the last remaining gap in the area between Moskauer Straße and IHZ Park, with the aim of contributing positively to the renewal of the district. 

With its distinct volume, the integrated vegetation and the shimmering green colour of its façade, the TOPAZ-ONE tower will become a new point of reference within the city representing a welcoming, user-friendly, sustainable, and future-oriented image of the city of Düsseldorf.

The TOPAZ-ONE tower gets its name from the prismatic volume that is composed of three rotated tower segments. The prism of 27 floors, predominantly office use, is elegantly rotated 45 degrees and rises from a 5-story podium that houses the public areas, internal special spaces, entrance lobby, conference and training area, and employee restaurant. 

The TOPAZ-ONE tower is characterized by a close link between park and building. The entrance foyer is conceived as a built continuation of the park and forms spatially and functionally a connection between the public areas in the basement floors, both from IHZ Park in the west and from Moscow Street in the east. A patio will be created on the northern boundary with the neighboring property, providing a separate entrance with access control for VTLZ traffic and tunnel control center employees.  

The transparent façade design at the ground and base levels and the central skylight provide natural lighting in the entrance foyer, and promote good orientation and visual relationships between the interior and exterior, the public circulation areas and the upper floors of the building complex. Integrated vegetation and the use of wood provide an inviting warm atmosphere that conveys proximity to citizens and creates a friendly welcoming environment.

A key feature of the TOPAZ-ONE concept is the clear separation of the public (Podium) and the internal office areas (Tower): The central reception area in the pedestal serves on the one hand as a direct point of contact for visitors and is also a representative space for the administration. In the office tower, the employees find the privacy they desire in the internal office spaces, separated from the public activity.

The concept for the office landscape in the TOPAZ-ONE tower is based on a flexible floor plan with optimized use of daylight, consisting of three high-rise segments, each measuring 35.1m x 21.6m (tower segments 1 and 3) and 28.3m x 28.3m (tower segment 2). Tower segments 1 and 3 each contain 4 office units, each of which is grouped together on the standard floor to form two "neighborhoods" for approx. 120 employees. 

The orientation of the building reduces the amount of east and west facing façade, achieving maximum solar gain via solar technology integrated into the tower façade while the orientation and stepped section of the base and tower have a positive effect on reducing wind resistance.
